Two Brothers Tile Installation

Nothing is bonded in mortar: the subfloor has to be genuinely flat and the expansion gaps have to stay open.

Subfloor and structural work

Structural repair to a subfloor or to joists is not flooring work and is referred to the appropriate licensed contractor. Leveling, underlayment, the floor itself and its trim are ours.

What decides the price of a laminate or vinyl plank floor

The planks are the visible part. What the quote turns on is the floor they are going onto.

  • What is being removed, and whether the old adhesive comes with it.
  • How flat the subfloor is. Floating floors have a flatness tolerance and out of tolerance floors get leveled or the joints work loose.
  • Floating click lock or glue down. They are different installations with different prep.
  • Underlayment, and whether the plank already has it attached.
  • Transitions, thresholds and trim, plus whether the baseboard comes off and goes back on.
  • Stairs, if any. Stairs are their own job and are priced separately from the flat run.

Laminate, vinyl plank or tile

These three get compared constantly, and the real difference is how each one handles water and wear.

Laminate

A printed layer over a fibreboard core. Hard wearing and usually the least expensive of the three. The core is wood based, so standing water is its weakness.

Luxury vinyl plank

Fully synthetic, so spills and damp are far less of a problem. Softer underfoot and quieter than tile, and it can dent under a heavy point load.

Tile

The most water tolerant and the hardest wearing, and the most work to install because the substrate has to be flat and stiff. Cold and hard underfoot unless heated.

Laminate and LVP questions

Is vinyl plank better than laminate?

For anywhere that meets water, yes. Vinyl plank is fully synthetic, and laminate has a wood based core that swells if water sits on a joint. For a dry bedroom or living room the decision is mostly about feel, finish and budget.

How much does vinyl plank flooring cost to install?

It follows the subfloor more than the plank. A flat, clean floor is a quick install. One that needs leveling, old adhesive removed or baseboard taken off and refitted is a bigger job. We look at it before quoting.

Laminate or luxury vinyl plank?

LVP handles moisture far better, so it is the usual answer for basements, laundry rooms and anywhere a spill will sit. Laminate is typically harder wearing underfoot and often reads closer to real timber. The room tends to decide it rather than the budget.

Does the subfloor need leveling first?

It gets checked before quoting. A floating floor telegraphs a dip as movement and noise rather than as a cracked tile, so flatness matters as much here as under large-format tile, just with different symptoms.

Can it go over the existing floor?

Sometimes, and it depends entirely on what is down and whether it is sound and flat. It is assessed rather than assumed, because the cost of getting that wrong is pulling up a finished floor.

What happens at doorways and where it meets tile?

Transitions are planned with the layout, not improvised at the end. A floating floor has to keep its expansion gap through a doorway, which is what the transition strip is actually there to do.
