Two Brothers Tile Installation

Tile flooring, flat first.

Large format telegraphs every dip as a lipped edge, so how flat the floor is matters more than which tile you picked.

Subfloor and structural work

Structural repairs to a subfloor or joists are outside the tile trade and are referred to the appropriate licensed contractor.

What decides the price of a tile floor

The floor under the tile decides most of this, which is why two rooms of the same size can quote differently.

  • What is coming up. Carpet, vinyl, an old tile bed or adhesive residue each take a different amount of work to remove.
  • How flat and how stiff the subfloor is. Tile cracks where the floor moves, so leveling and stiffening happen before setting.
  • Whether an uncoupling or crack isolation membrane is specified.
  • Tile format. Large format is less grout and more flatness tolerance, which usually means more floor prep, not less.
  • Layout. Diagonal and herringbone cut more than a straight lay.
  • Transitions, thresholds and how the tile meets cabinets, doors and other flooring.

Porcelain, wood look plank or stone

All three go down as tile. They differ in how they wear and what the floor under them has to do.

01

Porcelain

Hard, low absorption and the workhorse for kitchens, baths and entries.

02

Wood look plank tile

Porcelain in a plank format. Gives the look of timber with tile's tolerance for water, and long planks need a flatter floor than square tile does.

03

Natural stone

Needs sealing and periodic maintenance, and is less forgiving of movement underneath.

Tile flooring questions

How much does tile flooring cost per square foot?

Installed cost is driven as much by the floor prep as by the tile, so a per foot figure quoted before anyone has seen the subfloor is not reliable. We look at what is coming up and what is underneath, then quote the room.

Why did my last tile floor crack?

Almost always movement underneath rather than a fault in the tile. A subfloor that flexes, a missing expansion joint, or tile set straight over a crack that then kept moving. The fix is in the preparation, not in a harder tile.

Do I need my floor leveled first?

It depends on the floor, and it is checked before quoting. The larger the tile, the less deviation it tolerates.

Can tile go over a concrete slab?

Yes, and most basements in the county are exactly that. Cracks in the slab get treated first so they do not travel through the tile.

Is heated floor worth it?

Under tile in a bathroom it is the upgrade people notice most. It is installed as part of the floor build-up, so it has to be decided before the prep starts.
